Thank you for this Nitin.. I have been compelled into buying Hlpp from IDBI 6 months ago at 10% floating rate which is deducted from my emi. Is there any way for me to back out from it now without incurring loss? Also I m planning to take a top up loan on my existing home loan. I found out that it has prepayment penalty plus it’s provided on floating rate only! Any way to avoid/negotiate these two situation?

1. HLPP: You may check your policy and terms & conditions to surrender the policy. You may get refund of X% of premium paid.
2. Top up loan is similar to personal loan therefore prepayment penalty will be applicable.

Hi Nitin,

I had enquired for home loan from SBI and they have mentioned that I have to take SBI general insurance for property value which is for loan tenure. Can I refuse it while applying for loan?

If it is property insurance then you may avail as it cost only few thousand rupees. If it is Home Loan Insurance or Home Loan Protection Plan then you can refuse.

Hats off to you Sir, You are doing really GREAT work here. I am also trying to make peoples aware on mis selling done by insurance companies. It really hearts when we give away our hard earned money to these cheaters. And these peoples enjoy on our money and we end up paying them.
I just applied for home loan and that housing finance agent/employee insisting me to take home loan protection plan (HLPP) else my loan will not get sanctioned. Can you please guide me on this situation please. My home loan is approved and have the approval number too. Unfortunately yesterday (saturday) i accepted the HLPP and signed and i provided my documents for loan disbursement. Now when (Sunday) i realized that i should not take the HLPP and contacted housing finance agent/employee requesting that as the loan is not yet disbursed can we cancel HLPP. He said cant do so and if i cancel may be loan will not get disbursed. And I have to look out side for getting loan he will not process my file. Please suggest options at the earliest.

HFC is only blackmailing you. HLPP is sold by sales team and they don’t have any say in Home Loan approval process. They just create fear of home loan rejection in mind of borrower to sell HLPP. In your case, best way is to return the HLPP during free look up period i.e. 15 days from date of receipt of policy. You will be charged some administrative fees for the same. Even if you submit application to cancel your HLPP application, your home loan disbursal will not affected.
